At Guest Walker & Co we act for both landlords and tenants and so have experience of both sides of the transaction in commercial leases.
We can negotiate and draft individual leases on your behalf. We also specialise in residential tenancies for both individuals and companies (often with portfolios of properties).
Our approach where possible is to advise on initial heads of terms for leases before the drafts are produced. Early advice on possible options is always recommended, to give you the most flexibility.
We can assist in rent review procedures and service charge disputes. We can also advise on the law relating to transfers of leases from an existing tenant to a new tenant, perhaps as a result of a sale of a business. Linked to this, we act for landlords who are requested to give consent to such transfers.
We offer effective and practical advice on remedies available to both landlords and tenants when the other party to a lease is in breach of its terms and on the legal technical and time critical renewal procedures affecting leases of business premises.
